In This Specific Case:

In the competitive landscape of land and house flipping, the most successful investors are often those who can decouple themselves from the daily grind of “management.” For a high-level veteran who’s setting foot in the real estate space, we took charge of the end-to-end operations of a flipping business designed to run using the synergy of a hybrid offshore–onshore operation.



The Two-Wing (Bird) Business Architecture:

Starting in the real estate space, where giant brands are already established, and where smaller companies are overcrowded and locked into intense competition, is a really tough challenge. In order to successfully launch, a clear strategy on how to set foot and survive the first year is a non‑negotiable requirement.


When we started the engagement, the goal was simple, and standard to the outsourcing industry—provide the best value for initial investment on labor and talent. Instead of just handing over “agents” to this client, TRACTIONCORE submitted a clear proposal on how the client could possibly, at the highest chance of success rate, ensure maximum efficiency and fast return of investment and revenue growth.


We designed the business as a dual‑wing operation. The Acquisition Wing focuses on the high‑stakes hunt for properties, utilizing data‑driven research, datasets from institutions, and aggressive and targeted multi‑channel outreach (digital platforms paired with physical outreach through international mail) to secure a constant pipeline of properties, which we evaluate and assess value based on set internal criteria and market pricing. The other wing, which we internally called the “DISPOSAL WING:” (pardon the term—it is what it is; we don’t want to keep purchased properties for too long in our inventory, hence we need it disposed immediately), focused on crafting low‑volume, low‑cost, yet targeted and high‑impact campaigns targeting buyer leads, ultimately to transform properties in our inventory into actual revenue. By separating these functions, we created a specialized workflow where every team member is focused on a singular, high‑value goal.


TRACTIONCORE treats every client partnership as a “live thesis,” monitoring data and developments—not just deploying specialists and forgetting about it. We constantly answer a series of questions:


  • What works, and what does not work?
  • What’s the particular situation from time to time, and what’s the appropriate solution?
  • How’s revenue doing, and how’s the overall outlook in business traction and expansion in the immediate and long term?


We believe being a true partner for talent and revenue does not come from just providing cheap labor. It comes from harnessing the power of systems thinking and operational excellence, as we always say to everyone.


With the success of the first three months of engagement, our model proved its correctness and was able to deliver four property sales, prompting the client to invest further and widen TRACTIONCORE’s scope.



Bird Wings Need Their Body:

By the end of the third month, the client asked us to absorb more onshore functions, ultimately serving the strategic goal of reducing onshore "management" work (as it is really taxing for startups), and reducing onshore overhead cost in the long-term.


With this, TRACTIONCORE mapped out all onshore functions and identified which is strategically correct to transfer offshore and which is not and must stay onshore.


This new agreed setup gave the initial system an unfair advantage by design, with each operational optimization directly paired with TRACTIONCORE’s expanded scope of work.

Engaging local realtors as freelancers significantly reduced the budget allocated for fixed monthly salaries, while TRACTIONCORE took charge of sourcing, vetting, and day‑to‑day management of these realtors, working alongside an onshore Lead coming from the client side. This structure preserved local market leverage while minimizing overhead and internal management burden.


Similarly, engaging multiple third‑party escrow companies eliminated the need to assemble and manage an internal escrow team, further reducing operational cost and complexity. This approach also enabled the client to shop around for competitive rates and remain deeply connected to the local real estate ecosystem. Within this setup, TRACTIONCORE assumed the role of liaison with escrow firms, facilitating transactions, fast‑tracking due diligence work, and supporting the closing process wherever possible.


Marketing execution followed the same decentralized yet controlled model. Professional photographers and videographers were engaged through freelance marketplaces, allowing TRACTIONCORE’s property specialist teams to obtain high‑quality marketing materials without carrying full‑time creative overhead. TRACTIONCORE handled the sourcing and vetting of these creatives, ensuring consistency in output across both the Acquisition and “DISPOSAL” wings.


Collectively, this structure expanded TRACTIONCORE’s scope to include sourcing and vetting onshore freelance realtors, photographers, and videographers; managing their payroll and payouts; preparing contracts for the Acquisition Wing (handled by PH lawyers) with the objective of reducing escrow‑related costs; maintaining property inventory listings and executing the entire marketing function for the “DISPOSAL” wing; and sourcing, onboarding, and training additional offshore property specialists into the system.


The body of the bird—where is it? It lies between the partnership for talent and revenue growth between TRACTIONCORE and the client: the earned trust and, more importantly, the synergy resulting in smoother and more valuable collaboration. The two wings needed their body to fly.
